Transactions Page: See Every Deal the Way You Work

The Transactions page is your whole book of business on one screen. But who's looking changes what matters. A transaction coordinator with thirty files wants to know what closes this week. A team leader wants every deal grouped by agent. An agent wants their own listings and nothing else.

So the page bends to you. Pick how it's laid out, which columns earn the space, how it's sorted and what's filtered out, and Nekst keeps it that way until you change it. You can also get a lot done right from the list, without opening a single transaction.

Pick a view: Detailed or Simple Summary

The View dropdown at the top of the page (it replaced the old Extend View button) switches between two layouts:

  • Detailed Summary groups your transactions by type, so listings, buyers and pending sales each sit in their own section. It's the default, and it works well when you think in transaction types.
  • Simple Summary puts every transaction in one flat list, whatever its type. Reach for it during your morning check-in, when you want to scan everything you have going or line up the whole book by closing date.

  1. Click View at the top of the Transactions page.
  2. Choose Detailed Summary or Simple Summary.

Expand View and Collapse View are in the same dropdown and work as they always have.

Choose your columns

Not every column matters to every person. A TC might keep Stage, Next Upcoming Key Date and the task counter. A team leader might add Primary Agent to see who owns what.

  1. In Simple Summary, click Columns.
  2. Tick the columns you want to see.

Available columns: day counter, transaction name, market, type, task counter, transaction parties, start date, next upcoming key date, end date, stage, notes, and primary agent.

Start Date and End Date show the Detail Box they come from underneath the date, so a start date reads as an Acceptance Date or a Listing Date, and an end date as a Closing Date or an Expiration Date, depending on the transaction type. The Next Upcoming Key Date column comes from the tasks you mark as Key Dates; see Key Dates.

Sort by what needs you first

Sort by End Date and next week's closings rise to the top. Sort by Name when you're hunting for one file.

  1. Click the Name, Start Date or End Date column header.
  2. Click it again to reverse the direction.

Transactions with no date in that column go to the bottom either way, and ties are broken by name.

Your layout stays put

Your view, your columns and your sort stay exactly as you left them. Close the page, come back tomorrow, and the Transactions page opens the same way until you change it again. Set it up once to match how you work, and you get that same look every day.

These choices are saved in the browser you're using. On a different computer or browser, set them once there too.

Make changes right from the list

Some updates don't need you to open the transaction at all:

Active, Closed and Archived

The tabs at the top split your transactions by Status, each with its own count:

  • Active: deals you're working now.
  • Closed: deals that closed. Their post-closing tasks stay on your list.
  • Archived: deals that fell through, were cancelled or terminated. Their outstanding tasks come off your list.

Status is Nekst's lifecycle for the deal. Stage is your own label for where it sits inside that lifecycle. To change one transaction's status, see Changing the Status of a Transaction.

Filter it down

When the full list is too much, filter to what you need right now: one agent's deals, one Stage, one transaction type.

  1. Click Filter above the list.
  2. Choose what to show.

To hide a Stage like On Hold every time the page loads, see Custom Stages.

Save the views you use every day

If you filter the same way every morning, save it as a Preset. Presets sit as a row of named pills, like "Brett Closings" or "Inspections Only", and one click brings that view back. Make one your default and the page always opens that way. A team leader can save one per agent and step through them during the morning check-in.

Presets are yours: your teammates don't see them, and you don't see theirs. Full steps: Saved Filter Presets.

Update several transactions at once

Mass Update saves you opening files one by one. A new Team Member joins and needs to be on twenty active deals. A batch of closed deals needs to come off your Active tab. Do it in one pass.

  1. Tick the transactions you want, or click Select all to take every transaction in the current list.
  2. The action bar shows how many you've selected and offers Add Team Member, Remove Team Member and Change Status.
  3. Pick an action and confirm it. To back out, click Clear.

Change Status opens a confirmation that tells you how many transactions will move. From the Active tab, the choices are Closed and Archived.

Archiving takes outstanding tasks off your to-do list, but nothing is deleted. Nekst has no delete, so nobody loses a deal by accident. Change a transaction back to Active or Closed and its notes, tasks and parties reappear.

Good to know

  • Mass Update changes Status, not Stage. Stages are changed from the pill, one transaction at a time.
  • Stages are team-wide; Presets and your layout are personal.
