Nekst Client App: Sharing Client Portals
The Nekst Client mobile app gives buyers, sellers, and partners one simple place to follow their real estate transactions in real time. Instead of relying on texts, emails, or attachments, clients can view progress, documents, key contacts, and important updates directly from their phone.
Who this app is for
The Nekst Client app is designed for:
- Buyers and sellers
- Clients working with Transaction Coordinators
- Clients with multiple properties or transactions
- Clients working with more than one agent using Nekst
Clients may see transactions shared by different Nekst users, all in one app.
What clients can do in the app
Once logged in, clients can:
- View all shared transactions in one place
- Open a transaction to see their Client Portal
- Track milestones and overall progress
- Access shared documents without searching email
- View transaction parties like agents, lenders, and title companies
- Contact recommended service providers with one tap
- Receive notifications when something changes
The app mirrors what you've already built inside Nekst — there's no duplicate setup required.
What clients see when they open the app
Home screen — Transactions
The Home screen displays every transaction that has been shared with the client. If a client has multiple transactions — even shared by different agents or coordinators — they see everything in a single list.
Clients can filter transactions by:
- Active
- Closed
- Hidden (clients can swipe to hide a transaction that's no longer relevant to them)
Tapping a transaction opens the Client Portal for that property.
Transaction details
Inside a transaction, clients can view property information, see transaction parties, follow key milestones and deadlines, read shared notes, and access all shared documents. This improves transparency and reduces unnecessary check-ins.
Documents
All documents you share through the Client Portal are available directly inside the app — no more digging through email threads to find an attachment.
Services
The Services section lets clients quickly contact recommended providers — inspectors, lenders, title companies, and any other professionals you choose to share. Clients can call, email, or visit a provider's website with one tap.
Notifications
Clients can receive notifications when a new transaction is shared, a document is added, notes are updated, or important activity occurs on their transaction — keeping them informed without constant manual updates from you.
How clients get access to the app
Access is controlled entirely by you inside Nekst. When you set up a transaction:
Step 1. Add the client or transaction party.

Step 2. Click the Share button to share the Client Portal with that party.

Step 3. Select the Transaction Parties you want to give access. The client receives an email invitation with setup instructions — or, if they already have an account, a notification that the transaction has been added.

What the client does next:
- The client can view a web version of the Client Portal — or download the Nekst Client app through the email invitation link.

- When logging into the app or the web version, the client receives a 6-digit code to their email to use as their password.
- Once logged in, the client stays logged in.
There's no extra setup and no additional configuration required.
Adding Recommended Service Providers
Service Providers in the Nekst Client app can be shared beyond a specific transaction. These are trusted professionals clients may need in the future — even after a transaction closes. By sharing them at the account level, clients can find and contact your recommended providers long after the deal is done.

How to add a Recommended Service Provider to the Nekst Client app
Any contact in your Nekst account can be flagged as a Service Provider and added to the Nekst Client app.
Step 1. Create a contact record for the provider.

Step 2. Check the Service Provider box at the bottom and choose a Category. (Create custom service provider categories in Settings.)

Step 3. Check the Add to Client App box.

Mass-updating Service Providers: to add all of your current Service Providers at once, filter the Contacts page to "Service Providers Only"…

…then click Mass Update to add multiple (or all) Service Providers to the app.

Important things to know
- The Nekst Client app is completely free for clients.
- Clients only see transactions you explicitly share.
- If a transaction is unshared or archived, it's removed from the client's app.
- Clients cannot edit transaction data — the app is view-only, designed for clarity and transparency.
Best practices
- Share the Client Portal early to set expectations.
- Encourage clients to use the app instead of requesting updates.
- Keep documents and milestones up to date for the best experience.
- Use Services to centralize trusted providers for your clients.

Common questions
Can clients see internal notes?
Clients only see notes shared through the Client Portal.
Can clients message agents inside the app?
Not at this time — but hopefully soon. Communication still happens outside the app.
Can clients upload documents?
No. The app is designed for viewing and tracking only.
Is this the same as the Nekst mobile app for agents?
No. This app is specifically built for clients and transaction participants.
